Why you Need to Invest into Real Estate

Now I’m making the switch from being a homeowner to a landlord next year, this year I sold my personal property because I moved, and the new market im in, doesn’t require as much capital as the other one I was in; so now I have extra capital for rental property investing.

So in this video, I’m going to tell you the 4 main benefits of investing in Rental Property or at least the outlook I’m taking on it.

1. You’re are 100% Accountable and your results are based on you
– Now I remmber working in college part time, and no matter how hard I work, I was never going to earn more than minimum wage
– And the reality is that with real estate its not the same, depending on how good you are, you’re results will vary
– You will be 100% responsible for everything

From:
– Finding the best deal possible and doing all the due diligence
– To maintain the property and making sure everything is up to date
– And to optimize the deal and make sure you are getting the best out of your invesments

The truth:
– In real estate you have no one to blame but yourself
– And to some people that as a great feeeling and to other its not that much so
– People love being able to point the fingure but in this game its all up to you

Ps. I remember when I bought my first property, I was so exited I paid full asking price and the agent told me to offfer 120, that was my fault. When I was remodeling I spent way to much, and the agent told me to slow down, that was my fault too. Success will be your fault and Failure will also be your fault

2. Demand Will always be present
– You can make a great business with a great product but competition will always be factor
– And peoples interest may go down on your product and they might stop buying
– But when it comes to real estate people will always need a place to live no matter what
However:
– This doesn’t mean you wont have any vacancies or that you’ll have to lower the rent sometimes
– Or that sometimes you’ll be better off not raising the rent in order to keep a great tenant happy, these are factor in this game also
– But we cannot deny that no matter what, the demand will always be steady

But there are always risk:
– Like Jesus coming back which is a good thing
– A war breaking out and our country being taking over
– But these are unpredictable factor, so you have no control

3. Leverage: you can use other people money
– When I’m buying a stock, i usually have to pay 100% of the purchase price upfront or I buy fractional share which gives me fractional ownership in a sense
– But in the real estate market I can use other peeples money to have full control over a property
– And this requires me only to have a fraction of the purchase price

For example:
– If I want to househack, I can put down 3.5% and get an FHA loan, and get the bank to finance me the deal and the tenants to pay the bank, that’s leverage
– But obviously leverage is a two double edge sword, this also means that I take greater risk at the same time
– It’s the reason that although this makes it easier to get into the reale state market, I wouldn’t want to get to creative here and take on a bunch of risk
