Demand Will always be present – You can make a great business with a great product but competition will always be factor – And peoples interest may go down on your product and they might stop buying – But when it comes to real estate people will always need a place to live no matter what However: – This doesn’t mean you wont have any vacancies or that you’ll have to lower the rent sometimes – Or that sometimes you’ll be better off not raising the rent in order to keep a great tenant happy, these are factor in this game also – But we cannot deny that no matter what, the demand will always be steady But there are always risk: – Like Jesus coming back which is a good thing – A war breaking out and our country being taking over – But these are unpredictable factor, so you have no control 3. Leverage: you can use other people money – When I’m buying a stock, i usually have to pay 100% of the purchase price upfront or I buy fractional share which gives me fractional ownership in a sense – But in the real estate market I can use other peeples money to have full control over a property – And this requires me only to have a fraction of the purchase price For example: – If I want to househack, I can put down 3.5% and get an FHA loan, and get the bank to finance me the deal and the tenants to pay the bank, that’s leverage – But obviously leverage is a two double edge sword, this also means that I take greater risk at the same time – It’s the reason that although this makes it easier to get into the reale state market, I wouldn’t want to get to creative here and take on a bunch of risk 4.
