Long term team Math:

-baseline says 12k per year and we’re using a cap rate of 8% = $150k

-Double saying 24k a year and we’re using a cap rate of 8% = $300k

-Now to do that without any debt it takes time, patients and smarts ( so divide the extra income you plan to set aside for investing, by the amount you need: to know how long it’ll take you )

For example

-I’m going to set aside 3000 bucks month for this goal, I can buy my first property let’s say for 50k it’s a little condo ( 16 months of savings )

-That makes 8% which means 4k a year or $333 per month

-And you keep going, and in about 4 years you destroy baseline but not really because you can invest the rental into the next one

3. Cash Money

-if pretty good with 6 month worth of emergency funds

-The only time I will have extra cash on hand is for the following

Cash:

-saving up for a potential investment

-Saving for a potential liability like a car lol

-Or a future expense but for the part ( I want to have a bunch of cash lying around, the most important is knowing who you are, and for me having cash is like candy )
