I’ve been doing a ton of Research on investments and the best option and I ran into this Fundrise website that’s a real estate investment site that helps you get started into real estate for around $500. So I wanted to make a video reviewing everything about the application and coming to a conclusion if it’s a good or bad investment.
Key Questions Answered
1. You need $500 for a starter portfolio or 100 for a core portfolio to get started
2. 300,000 plus investors x 500 = that’s over $150,000,000 ( on the low end still a lot of money)
3. Minimum, adds of $100
4. Same level of security as the top banks (information safe)
5. Dividend paid Quarterly and can be reinvested
6. “provide liquidity to its investors after approximately five years of operations”
7. Sounds like they create a new Market with Paper stock – and there not being traded so you hold on to it and when you want to get out you get penalize but under what term I don’t know
8. Dividend Yield 6.2-6.9% and appreciation of 2.1-2.8% which sum together are 9.7% high end.
9. Lock your money ( lack of liquidty for 5 year )
– Can’t use it as leverage for loans
10. Fees are high even at 1% vanguard reits
– Vanguard reits is only .26% which is substantially lower (74% lower)
– Also origination fees and selling fees depends on what they buy or sell that year, which would make the range 3%
– Adjust for inflation 2%
11. Dividend Taxed as ordinary income
12. Watch a ton of videos but there bias because there affiliate links
Con: locking up your money like this is the big draw back, what if something better come out or the returns slow down. 5 years is long time
